Community Info

The Waterways community is a historic neighbourhood and the original townsite of Fort McMurray with a population of about 500, although the numbers are unclear since the 2016 wildfire devastated the area. It is located alongside the Clearwater River and Hanging Stone Rivers, just south of downtown with direct access to the main highway. It is separated from the rest of Fort McMurray by the Athabasca River. Waterways is an easy commute to the downtown area and easily accessible to popular recreational activities.

Waterways community offers a variety of home styles for buyers, such as a mix of older original homes and new constructed ones which are single family homes and mobile homes. The oldest homes in Waterways are mostly closest to downtown. This area is appealing and highly desirable to those buyers who love water since it is close to the Athabasca River, which opens opportunities for outdoor recreational activities.
