Calgary & Area Market Analysis

Calgary and the surrounding bedroom communities have all but run out of listings, particularly for detached homes. We now have lower inventory than the same day in 2005.

An anecdotal story: Yesterday I went with a client to a showing and the listing agent told me that they had 70 showings booked for that listing for that day so far (it was noon).

This situation particularly affects detached properties, followed closely by semi-detached properties, under $900,000 in suburban areas or bedroom communities. We are expecting a rapid run-up of home prices for these property types in the short run.

Between now and March (when new listings will come on apace), the extreme lack of inventory may spread into higher price ranges and property types and buyers attempt to avoid competing if they don't have to.
